Norwest Business Park by Mulpha FKP Pty Limited trading as Norwest Land

Norwest Business Park is a $2.5billion commercial, residential, retail and recreational development in Baulkham Hills in Sydney’s Hills District, one of the largest master planned, integrated developments to be completed in Australia.

Owned and developed by Norwest Land, the 377 hectare estate is today a major provider of employment opportunities for the growing North West sector of Sydney. As well as providing a vital employment role, this integrated self-contained estate also provides a range of residential opportunities and access to essential services and facilities.

Norwest Business Park comprises approximately 180 hectares of business land, 151 hectares of residential land and 46 hectares of waterways, walking trails and parks, including the historic Bella Vista Farm Park.

Today, Norwest Business Park is providing a highly desirable and sustainable work and living environment that accommodates more than 800 leading national and international companies providing 30,000 jobs, projected to grow to 40,000 on completion of the new Circa stage of the Business Park.

Currently the estate is home to more than 5,000 residents, a number expected to increase to 10,000 on completion of residential development around 2016. Many of these new residents will be housed in the residential communities of Bella Vista Waters and The Lakes.

The Norwest Master Scheme ensures that development standards within the Business Park are maintained by Norwest Association Limited, which is responsible for all estate design, planning and long term maintenance in the estate.

The excellent urban outcomes, the dynamic and vibrant sense of community, and the long term sustainability which characterise Norwest Business Park are the result of the estate developer's vision and leading edge approach to town planning, development, marketing and estate maintenance and governance.

Judges Commenents

The Norwest business park and residential development has, from its inception in the early 1990’s, unashamedly targeted the high quality, high value market. The result is a unique centre, in the Australian context, of economic and community activity with international recognition as an outstanding development.

The Masterplan has evolved dynamically to both influence and respond to the market and commercial building requirements. The high standard of built form and landscaping has been true to the exacting and disciplined standards maintained by the developers.

As the last stages near finalisation, the Sydney economy has been a major beneficiary of the vision clearly evident in this Masterplanned development. No other employment centres have matched the result.

The building forms a part of the backdrop to the historic Hyde Park and the important Anzac War Memorial and Lake of Reflection. The design and scale of The Hyde respect this responsibility.
